New York City · All five boroughs

Property compliance,
resolved — not just reported.

PROPERTY OS turns fragmented HPD, DOB, ECB and 311 records into an operating system for compliance: detect issues, understand them, prioritize by risk, resolve them with qualified contractors, document the work, and keep monitoring.

Evaluation access is free — no card required.

  • Repair & filing history
  • Not a government certificate — and says so

Official sources

Built on the City’s own records.

PROPERTY OS reads published NYC Open Data datasets through their documented APIs, preserves every original record, and links each figure back to its source row. Statuses are shown exactly as recorded — OPEN, CLOSED, PENDING VERIFICATION or UNKNOWN.

Addresses resolve to tax lots (BBL) and buildings (BIN). A lot can hold several buildings; an address can exist in more than one borough. We never assume a one-to-one match.

Operating principles

Serious about what we don’t know.

Absence is not compliance

No record never means no problem. Gaps and unavailable sources are shown, not hidden.

Explainable, not oracular

Risk and opportunity scores list every contributing factor and the records behind it.

Internal ≠ official

Your workflow never changes a government status. Closure is verified against the agency record.

Grounded AI

AI summaries cite the records they use and are validated; outputs that introduce dates, amounts or statuses are held for human review.

Isolated by design

Organization data is separated with database row-level security in addition to server-side checks.

Verified means verified

Contractor licenses and insurance are shown as verified only after review against the issuing authority.
